GULLS COVE CONDOMINIUM

As the 429-unit Gulls Cove luxury condominium building in downtown Jersey City nears a complete sellout, the developer has unveiled a spectacular new array of club-style amenities that lifts the property's unique lifestyle to new heights.

The sprawling two-story social space features a Fitness Studio equipped with Peloton bikes and a dedicated Yoga Studio, a Club Room with a bowling alley, shuffle board and screening area; a sophisticated Resident's Lounge furnished with deep velvet tufted sofas and club chairs ideal for socializing; and a children's playroom equipped with modern toys and classic books.  Residents also enjoy 24-hour Concierge service.

The new amenities come online as Gulls Cove's final homes – including a limited collection of duplex and triplex residences – have been released for sale.

"We're thrilled to have added this substantial amenity offering to Gulls Cove which we believe creates a fun, socially-interactive atmosphere for our residents," said Art Johnson, vice president of Liberty Harbor North LLC, Gull's Cove's developer.  "The amenities are an extension of the homes, and we've designed the spaces to encourage everything from quietly relaxing with a glass of wine to enjoying a spirited game of bowling or shuffleboard to rejuvenating the body and mind with a work-out.  It's the type of lifestyle experience today's buyers are looking for."

Gulls Cove's unique quality of life also stems from its creative approach to living spaces, particularly the building's multi-level duplex and triplex residences which combine the appeal of a brownstone with the modern finishes, amenities and services of a new luxury condominium building.

The homes offer some of the largest layouts found within Gulls Cove, as well as a number of special features exclusive to the offering.  The two-story duplex homes include private street entrances and 13-foot ceiling heights on the first floor of the two-bedroom floor plans.  The expansive three-story designs feature three bedrooms, oversized balconies creating desirable outdoor entertaining space amidst dramatic City views, and private parking spaces in an enclosed garage with direct access to the home.  What's more, the residences are attached to the overall Gulls Cove condominium building, meaning residents also have access to the building's 24-hour Concierge and full suite of modern amenities and services.

"Unlike older brownstones with narrow footprints, low ceilings and dark interiors, these are new- construction residences outfitted with modern finishes and appointments and a more open, loft-like feeling," Mr. Johnson points out.

Priced from $1,289,000, the duplex residences feature an open floor plan in the main living area, two bedrooms and three baths spread throughout 1,680 square feet of upscale living space.

The luxurious and chic triplex homes are priced from $1,625,000 and feature three bedrooms, three baths, 2,155 square feet of living space, and an outdoor terrace with breathtaking views that spans more than 350 square feet. Two of the three bedrooms in the homes are master suites with large walk-in closets.

Traditional studio, one- two- and three-bedroom residences at Gulls Cove are priced from $450,000.  Some homes feature dramatic views of the Manhattan skyline or Liberty State Park, while all residences are well-appointed with elegant finishes, upscale appliances and contemporary design details. Ornate touches such as 5" engineered hardwood floors provide each residence a touch of understated luxury, while top-of-the-line appliances such as Bosch dishwashers and Bosch washer/dryers augment the day-to-day functionality of each home. Gourmet kitchens include Eggersman cabinetry, quartz countertops and backsplash, Kohler fixtures, a Bosch French door refrigerator and a Bosch gas oven with five-burner stovetop.

Designed by Marchetto Higgins Stieve Architects, Gulls Cove comprises two buildings connected by a ground-level row of public retail and private amenities.  The community is located at 201 Marin Boulevard, directly across from the Hudson-Bergen Light Rail station, and a short walk away from the Grove Street PATH station and NY Waterway ferry service to Manhattan's Pier 11/Wall Street. The Holland Tunnel, New Jersey Turnpike, Route 78 and Routes 1 & 9 are all easily accessible.

Residents also appreciate the proliferation of art and culture that has blossomed in the neighborhood in recent years, as well as an eclectic offering of restaurants and shops, including unique attractions such as the Zeppelin Hall Beer Garden. Vibrant neighborhoods such as Grove Street and Paulus Hook are just blocks away, each offering their own local charm, ambience and dining options. Jersey City's scenic Hudson River waterfront walkway is also nearby, as is the Morris Canal, home to multiple marinas and yacht clubs.
