BH3 Management and U.S. Development Unveil Plans for Viceroy Residences Clearwater Beach

The pair of waterfront towers mark Viceroy’s first branded residences on the West Coast of Florida and the only new-construction luxury condominiums set to launch on Clearwater Beach in over a decade.

Clearwater Beach, Florida – December 12, 2024 - The Tampa Bay region is set to experience a new standard of luxury living when BH3 Management and US Development welcome residents to an 86-unit beachfront condominium branded with Viceroy to be delivered in late 2027. The visionary venture comes from a storied development team with a history of delivering singular and marquee waterfront luxury condominium projects throughout Florida and marks the newest installment of Viceroy branded residences. Located at 551 Gulf Boulevard, directly along the water and just minutes from downtown Clearwater and Sand Key, Viceroy Residences Clearwater Beach will be the only new-construction luxury condominium set to launch on Clearwater Beach in more than a decade. The dual nine-story towers will offer residents panoramic views of the Gulf of Mexico and surrounding Clearwater Bay and will contain a secluded beach for Viceroy owners and guests. Sales are launching from the on-site presentation gallery and model in early January 2025 with vertical construction expected to commence in late 2025.

Bringing Viceroy’s commitment to design, personalized service, and curated experiences, Viceroy Residences Clearwater Beach will set a new standard for luxury and residential lifestyle in Clearwater Beach that presently does not exist. Through the brand’s unique positioning centered on experiential storytelling, Viceroy Residences Clearwater Beach will offer a full suite of amenities with an owner’s restaurant, valet service, club room, world-class gym, media room, spa with sauna, steam room, spa lounge, and exterior hot and cold plunge pools. The residences will also feature a resort-style pool complete with deluxe private cabanas, plush sunbeds, a firepit, a tranquil sunset deck, and a 270-foot-wide secluded beach protected by jetties on both sides.

Surrounded by white sands and turquoise waters, the Viceroy Residences Clearwater Beach’s 86 impeccably finished, and graciously sized residences will range in size from two-bedroom to three-bedroom floorplans measuring between 2,078 to 3,443 square feet. Embracing the pinnacle of luxury, the towers will also include a limited collection of three-, four- and five-bedroom penthouses, each with expansive terraces and serene Gulf of Mexico views. All residences will feature sleek design elements and top-of-the-line finishes including Italian custom kitchens, Wolf and Sub-Zero appliances, and limestone master baths.

“Viceroy Residences Clearwater Beach will redefine Gulf-front living in the region, setting a new standard of luxury yet to exist in Clearwater Beach. We’re bringing something completely unique to the market as there’s been virtually no new development on the waterfront delivered in Clearwater Beach in the last 15 years.”

John Farina, CEO of U.S. Development

Regularly ranked among the best beaches in the U.S., Clearwater Beach’s white sand and crystal-clear waters attract families and people of all ages looking to enjoy the year-round warm weather and sunny skies. Clearwater residents enjoy an abundance of shopping, dining, entertainment, and cultural offerings, including numerous outdoor restaurants, street performers, and live music. Clearwater Beach experienced 9.1% rent growth over the past year and has seen home values appreciate 64% since 2020, highlighting its position as one of the most sought-after relocation destinations in the country.

Built with resiliency in mind, the Viceroy Residences Clearwater Beach will stand at an elevation that is 18.6’ North American Vertical Datum (NAVD), well above the FEMA standard of 12’ NAVD. The structure of the buildings will be made of concrete, and window systems have been designed with missile impact glass capable of withstanding winds of 165 miles per hour.

“As Florida developers, we see first-hand why this is the most resilient market in the country. Hurricanes have been a fact of life in Florida for centuries, and we continue to adapt. South Florida has implemented the nation’s strictest building codes, and we believe coastal communities throughout the state should embrace similar standards. We have designed our Clearwater Beach project to meet and exceed this level of quality and durability. This development will be built to last.”

Greg Freedman, Co-CEO of BH3 Management

Both BH3 Management and U.S. Development bring deep experience undertaking transformative projects in Florida and beyond. U.S. Development, led by CEO John Farina and CFO and Principal Dustin Salzano, has built more than 800 residential units to date and has $1.1 billion worth of residential projects in its East Coast portfolio, including Ocean Delray and 1625 Ocean in Delray Beach, Florida.

BH3 Management, led by partners Gregory Freedman, Daniel Lebensohn, and Eric Edidin, has deployed more than $2.5 billion of capital since its inception and developed more than 4 million square feet of real estate, including Privé at Island Estates condominium in Aventura, Icon Las Olas in Fort Lauderdale Beach, and Trump Hollywood. Together, the development team will leverage their world-class experience to deliver a top-tier product in a growing market situated on some of the most desirable land in the country.
