Europe’s Largest Urban Regeneration Project Redefines Luxury Residential Design in Athens, Fusing Sustainability, Sea Views, and Contemporary Architecture Across Five Striking Enclaves

A New Chapter in Aegean Living

The Athenian Riviera is entering a bold new era—one where luxury, landscape, and livability coalesce into a neighborhood unlike any other. Welcome to Little Athens, a defining residential district within The Ellinikon, Europe’s largest urban regeneration project and one of the most ambitious real estate undertakings of the decade.

Occupying a prime stretch of the former Athens airport, Little Athens blends five architecturally distinct developments with sweeping views of the Aegean Sea and access to more than 70 acres of lush, sculpted parkland. Here, modern living doesn’t compete with nature—it’s built around it.

At the heart of Little Athens is Park Rise, a 50-meter-tall architectural marvel by the globally acclaimed Bjarke Ingels Group (BIG). Home to just 88 one- to five-bedroom residences, the tower offers curated luxury down to the last detail.

Each residence is designed in collaboration with Greece’s leading interior design firms and features open layouts that frame uninterrupted vistas of sea, city, and mountains. The aesthetic leans into contemporary minimalism softened by organic materiality—think balanced proportions and integrated indoor-outdoor terraces that invite light and air in equal measure. Penthouse homes take the experience a step further with private pools perched above the Aegean coast.

Pavilion Terraces: Inspired by Japanese Light

Designed by award-winning 314 Architecture Studio, Pavilion Terraces channels the ethereal quality of Japanese lanterns into seven six-story buildings housing 156 one- to five-bedroom residences.

Embossed textures, organic lines, and dramatic volumes define the interiors, while a shared landscaped courtyard unites the residences in a peaceful rhythm of winding paths, water features, and shaded lounging nooks. It's a community designed for pause and connection, all within the buzz of urban Athens.

Promenade Heights: Curves with a Purpose

Also brought to life by 314 Architecture Studio, Promenade Heights sets itself apart with its sculptural, circular buildings—nine in total—arranged across two complexes. The 79 residences offer between one and five bedrooms, and are surrounded by manicured gardens and shaded walking paths. Here, form follows feeling, with an emphasis on fluid movement and elegant geometry.

For those who crave privacy without sacrificing connection, Atrium Gardens offers a seamless blend of both. Four buildings house 56 residences—each offering views of the sea, city, and expansive parkland. Ground-floor units open onto private gardens, while penthouses crown the development with rooftop retreats featuring Jacuzzis and panoramic terraces.

Conceived by Deda & Architects, Atrium Gardens emphasizes light-filled spaces and wellness-focused communal areas ideal for everything from yoga sessions to informal gatherings.

What sets Little Athens apart—beyond its architectural pedigree and postcard-worthy location—is its deep commitment to sustainability and smart living. Solar panels, low-water fixtures, and efficient irrigation systems are just the beginning. The entire district is engineered for long-term resilience, future-forward energy use, and walkability, ensuring that it not only elevates Athens' luxury landscape, but also leads its environmental evolution.

The Ellinikon: More Than a Development, A Destination

Little Athens is more than a neighborhood—it’s the new blueprint for urban living on the Mediterranean. As a key piece of The Ellinikon, this coastal oasis pairs the cultural depth of Athens with the amenities of a five-star resort and the foresight of environmentally conscious design.

With residences that honor individuality, public spaces that inspire connection, and architecture that pays homage to the natural beauty of Greece, Little Athens invites a lifestyle that is effortlessly refined—built to be lived in, not just looked at.
