A lot of your time and patience will be required when it comes to buying this property, but if you do everything right and you make good decisions with it, you'll be able to choose a house that works for you and for your family. Finding a great realtor is the real first step to take when it comes to buying property, but what tips do you need to help you to put that sale through? Let's take a look at our tips on buying your luxury home.
1. Get your budget straightened out. Before you start window shopping online or going and visiting open homes, you need to have your budget in place. Searching for your dream house is one of the most exciting prospects you could have, so pause for a moment and recognise the privilege of being able to do that and then write yourself a budget. Then add yourself a comfortable 10% on top of that budget because you're probably going to need a little bit more wiggle room than your budget allows. This way, you know your true budget and what you really can afford. In the end, your budget is going to play the biggest role in making your financial decisions for you.
2. Make a list of your priorities. There are so many features that come with luxury homes that don't necessarily come with the regular kind. For example, you might look for an indoor movie theatre or a swimming pool. The swimming pool that you want may be indoors or outdoors. Establishing what your priorities are will help you to know what to look for when you are narrowing down properties to look at.
3. Shop around for Realtors. We already talked about a realtor being one of the most important people that you can hire to help you with your luxury home purchase. Buying a luxury home is going to run smoothly, but only if you have a good realtor on your side. They should be somebody who knows what they're doing, has a lot of experience in the local area that you're buying in, and understands exactly what it means to buy a property. They should also be able to understand what your limits are in terms of budget so they don't try to push you further. If you do counter any Realtors that try to push you beyond your budget, then you need to shop around for another one.
4. Keep everything documented. It's important to be cautious all the time when you're buying a luxury house. Both agents and sellers will introduce you to all aspects of a house, and you have to ensure you have everything documented. If they tell you that furniture is included in some areas, then make sure that's written down on paper before you say yes and take photos to avoid any misunderstandings.
5. Start doing some research on the local market. The local real estate market can be different from place to place. Where one neighbourhood thrives, another one doesn't. You should also find out the trends in values in the area to make sure that you're going to be able to build good equity in your new house. Before you make any solid decisions, you should think about how property taxes can affect your budget, as it might be important to know if there are any construction plans nearby that can affect what you spend. You don't want anything to reduce the value of your new property, especially not after you've moved in.
6. Be picky with your location. You don't want to choose a luxury home in an area that has a high crime rate. You need to also think about the proximity to your job, to kids schools and to local supermarkets and shopping centres. You don't want to go somewhere that ends up being so far and away from where you are living that you have to spend a lot of gas money trying to drive from place to place.
7. Do a walk through of the neighborhood. Before you reach any decisions about homes, you should have a look through the neighbourhood and do a walk through at different times of the day. Nearby parks could make up for a smaller yard, for example, or a good fitness club could be a great alternative to a home gym. The neighbourhood appearance can also affect the value of your property. So what do other people's homes look like? Buying the most expensive house in the area could negatively affect the sale later too, so you should always choose your home as carefully as possible.
8. Think about the resale value. The house that you have is only worth what somebody is willing to pay for it, so if you invest in the right amenities for when you're living in there, you'll be able to up the value. For example, adding an inside pool rather than having an outdoor pool could make a big difference to the value of the house.
9. Be patient with the process. Of every process of purchasing something in life, a house can take the longest. You might be anxious to start packing, but you need to hold back and be as patient as possible. You need to harness that excitement until you've moved in and closed the front door behind you.
10. Always go and tour the house. It's nice to go and rent a house sight unseen if you don't have a choice, but try not to buy property sight unseen. Photographs only look as good as the photographer wants them to look. Erring on the side of caution and visiting yourself is the smart thing to do.
