Miami’s skyline is preparing to welcome a new chapter of waterfront living—one that aims to rewrite the story of North Bay Village.
On June 18, 2025, Continuum Company received unanimous approval for the Continuum Waterfront District, a transformative, two-phase, mixed-use development that will span more than three acres along Biscayne Bay. With this green light, Continuum is set to deliver a pedestrian-friendly, design-forward destination anchored in residential elegance, curated lifestyle offerings, and accessible waterfront luxury.
The Continuum Waterfront District will take shape along Kennedy Causeway, breathing new life into the corridor and aligning with the city’s NBV100 Master Plan, which prioritizes walkability, green civic spaces, and waterfront accessibility. Master-planned by Continuum, the District is designed as an integrated, community-oriented destination where architecture meets intention—and where Biscayne Bay takes center stage.
At the core of this vision is Continuum Club & Residences, the first phase of the development and currently under construction. Already approaching 50 percent sold, the project includes over 60,000 square feet of amenities, a resort-style pool overlooking the bay, a state-of-the-art wellness center, and a marina. Membership perks are decidedly elevated, including access to a private yacht club, a beach club, and Dorsia, the exclusive dining platform that has become a staple among discerning tastemakers.
“Our vision for North Bay Village is to transform this waterfront neighborhood into a sought-after destination.”Ian Bruce Eichner, Chairman and CEO of Continuum Company
That vision, rooted in his legacy at Continuum South Beach—a development widely credited with reshaping Miami’s South of Fifth neighborhood—is now being extended across the bay.
Designed to be much more than residential, the broader District plan introduces a Continuum-branded boutique hotel, rooftop pool, and curated lifestyle experiences, paired with new restaurants, bars, retail storefronts, and outdoor wellness areas. A renovated marina and an emphasis on landscaping and walkability reflect the project’s civic-minded approach. Every element is crafted to support a seamless, waterfront lifestyle that caters to both residents and visitors.

From design to functionality, the project signals a shift in how developers are interpreting luxury—leaning into holistic placemaking that fosters community and experience, not just real estate.
Continuum Company, based in New York and Miami, has made a name for itself by turning complex, large-scale developments into highly livable, meticulously planned realities. With over 14 million square feet of completed projects and $7 billion in development, the firm has become synonymous with vision-led execution.
Their North Bay Village endeavor adds another dimension to that portfolio. By pairing residential architecture with hospitality sensibilities, and aligning with local planning strategies, Continuum is positioning itself not just as a builder of structures—but as a builder of neighborhoods.
As construction progresses and anticipation builds, North Bay Village stands on the edge of transformation. With the Continuum Waterfront District, Miami’s next waterfront landmark is no longer just an idea—it’s on the rise.
