The location is no accident. Miami’s riverfront, once overlooked, is now emerging as one of the city’s most dynamic neighborhoods. Backed by more than $25 billion in real estate investment, the area is being redefined with over 10,000 residential units planned or underway, alongside a surge of new retail, culinary, and hospitality developments.

Faena Residences Miami positions itself as the cultural anchor of this transformation—a “vertical district” that borrows the DNA of Faena’s beachfront vision and reshapes it for a residential context. At its core is a dramatic 45,000-square-foot Sky Bridge dedicated entirely to cultural programming, performance, wellness, and community engagement. This is Faena’s signature narrative approach on a grand new scale: think Art Basel energy, but built for permanence.

Rafael Viñoly’s Final Vision

This project also carries historical significance as the last architectural work by the late Rafael Viñoly, the internationally celebrated architect behind such icons as 432 Park Avenue and the Carrasco International Airport in Uruguay. Here, Viñoly’s sculptural form rises above the river with deliberate grace—its design echoing the flow of water below, the organic rhythm of the city around it, and the vertical ambition of a skyline in constant flux.

The pair of 60-story towers will house 434 luxury condominiums, each infused with intention, detail, and a sense of place.

The interiors mark a significant debut as well: this is the first branded residence project for London-based Bryan O’Sullivan Studio (BOS), known for their subtle yet emotionally resonant approach to design.

In collaboration with Faena Design Studio, BOS has crafted a residential expression of the brand that balances theatrical flair with modern serenity. Expect muted reds, layered textures, and atmospheric flourishes that echo the drama of Faena Miami Beach but with a quieter, more intimate tone. Shared spaces and private residences alike carry the same through-line: a lived-in opulence that respects both craft and comfort.

Faena Residences Miami offers a range of layouts, from one- to four-bedroom units between 700 and 3,300 square feet, as well as lofts and penthouses that promise future releases at higher price points.
